Having your home custom built for you can be an exciting process, but it is very different than purchasing a prebuilt house. And if this is your first time through the process (or even if it isn’t), you may not know exactly what to expect.

In this blog, we wanted to take you through some of the major steps in the process to help prepare you for what it will be like when you decide to get a custom home.

  1. Financing

Banks and other lenders will not give you a mortgage for a home that doesn’t exist yet. That means you will have to seek out another form of financing – most likely a construction loan. In order to get an idea of how much you will need, we will sit down with you to discuss the type and size of home you are looking to build. We will then help you review your financing options and help you secure a loan.

  1. Choosing the right lot

The next step is choosing just the right lot to build your new custom home on. And while this step may seem straightforward, it isn’t always. Before you purchase a lot, you will need to find out from the municipality whether you are able to get the necessary building permits for your custom home on that lot. You will also want to find out whether the land you are considering has access to utility hookups – and if it doesn’t, how much it would cost to get access. Otherwise your budget could quickly spiral out of control.

  1. Designing your new home

Now we get to the fun part! Now that we have financing in place and a lot to build on, we can start designing your custom home. Together with one of our designers, you will describe what you would like to have in your custom home. It is a good idea to get the whole family involved in this and let everyone have a say. Don’t worry if you don’t know every detail – our experienced designers will also give you some great ideas that you may not have even thought of. After that meeting, your designer will draw up some designs for you to approve or tweak as necessary until you are satisfied with the final plan.

  1. Selecting the right finishes

When selecting the trims and finishes for your custom home, the sky is really the limit.   1. Staying on budget

If you are not careful, it can be easy for your budget to get away from you when you are building a custom home. But we are committed to helping you stay within your budget. Most importantly, you should avoid making any changes to the design once construction begins as this is easily one of the biggest budget busters in the custom home industry.

  1. Moving in

This is the day that you have waited for! The last step of the process is moving in. It may seem like it has taken forever to reach this point but finally you and your family will be in your new custom home and can enjoy the fruits of your labour.
